Most garage floors around Jackson are bare slab-on-grade concrete that has never been sealed. Oil soaks in, tires leave marks, and the surface dusts every time you sweep. An epoxy floor coating seals the slab, gives it a finish you can hose down, and makes the garage feel like part of the house.

We diamond grind the full floor, fill cracks and pitting, and then build the coating to full thickness. That prep is what stops peeling under hot tires, and it is the part of the job you cannot see once the floor is finished.

Why bare garage floors wear out

Raw concrete is porous. Every drip of oil, brake fluid or antifreeze wicks into it and stays. Water tracked in on tires carries road grime and fertilizer into the same pores. Over time the top layer breaks down and the floor starts to dust, which is the fine grit you sweep up every week and track into the house.

Sealing the slab with a coating closes those pores. Spills sit on top where you can wipe them up, dust stops and the floor reflects more light.

Hot tire pickup and why prep decides it

Hot tire pickup is the most common garage coating failure. A car comes in off summer pavement, the tires are hot and soft, and when it sits the rubber grips the coating. When the car backs out, a thin or poorly bonded coating lifts with the tire and leaves a bare patch.

Store-bought kits are rolled onto concrete that has only been washed or acid etched, so the coating sits on the surface with a weak bond. We diamond grind the whole slab to open the surface, vacuum it clean, repair the damage, and build the coating to full thickness. A ground slab and a full-build coating are what keep the floor attached under hot tires.

  • Measure the floor and check slab moisture
  • Diamond grind the full floor, edges included
  • Vacuum the dust out of the pores
  • Fill cracks, joints and pitting
  • Apply the epoxy base coat and color coat
  • Finish with a clear topcoat
  • Walk the floor with you and confirm park-on timing in writing

Garage floor epoxy coating in Mississippi heat

Summer garage temperatures here run well past what most coatings are tested in, and humidity adds its own problems. Epoxy cures faster in heat, which shortens the time we have to spread it, so we mix in smaller batches and work the cooler hours of the day when we need to. We also watch the dew point. If the slab is too close to it, moisture can condense on the surface and cloud or weaken the coating.

Moisture also comes from below. Vapor rises through slab-on-grade concrete, more so after heavy rain, which is why every job starts with a moisture check. Much of the metro also sits on Yazoo clay, which swells and shrinks with the weather and can crack slabs. We repair the cracks we find before coating, and we will tell you plainly if a crack looks like it is still moving.

How long before you can park on it

You can usually walk on the finished floor after about 24 hours. Plan on about 3 to 7 days before parking, depending on temperature. Cooler weather slows the cure, warm weather speeds it up.

We give you both times in writing before we start, so you can plan where the cars go and when to move things back in. Waiting the full time matters: a car parked on a coating that has not fully cured is the easiest way to mark a new floor. More timing questions are answered on our FAQ page.

How long it lasts and how to care for it

How long a garage floor coating lasts comes down to prep, thickness and how the garage is used. A ground slab with a full-build coating holds up to daily parking for many years. The clear topcoat takes most of the wear, and it can be refreshed later without starting over from bare concrete.

Upkeep is simple. Sweep or dust mop to keep grit from scratching the finish, and wash with water and a mild cleaner. Wipe up oil and chemicals when you see them. Put mats under the spots where water drips off the car, and set pads under kickstands, jack stands and heavy tool chests.

What affects your garage floor estimate

Every garage is priced after we see it. The main factors are the size of the floor, the condition of the slab, how much crack and pitting repair it needs, and how deep oil stains have soaked in. A floor with an old coating or sealer on it needs that removed first, which adds grinding time.

We measure on site and give you a free written estimate that lists the prep, the coating system and the timing. If you want to see how a garage compares with other slabs we coat, read about our concrete epoxy floor installation, or book your free estimate and we will come look at the floor.

Questions about garage floor epoxy coating

How long before I can park on an epoxy garage floor?

You can usually walk on it after about 24 hours. Plan on about 3 to 7 days before parking, depending on temperature.

How long does an epoxy garage floor last?

It depends on prep, coating thickness and use. A properly ground and fully built floor holds up to daily parking for many years, and the clear topcoat can be refreshed later.

Will hot tires lift the coating?

Not on a properly prepped floor. Hot tire pickup comes from coatings laid on unground concrete or applied too thin. We diamond grind every floor before coating.

Can you coat over oil stains?

Light staining usually grinds out. Deep oil needs extra cleaning and grinding so the coating bonds, and we will tell you at the estimate if a stain needs more work.

Do you fix cracks before coating?

Yes. We fill cracks, joints and pitting as part of the prep. If a crack looks like it is still moving, we will tell you before we start.

How much does a garage floor epoxy coating cost?

It depends on the size of the floor, the slab condition and how much repair it needs. We measure on site and give you a free written estimate.

Every floor carries our workmanship guarantee. Where the coating product carries manufacturer coverage, we pass that along too.
