Bare concrete stains, dusts and soaks up oil, water and anything else that lands on it. An epoxy coating seals the top of the slab and turns it into a surface that sheds spills and cleans up fast. The same core system works in a garage, a workshop, a laundry room, a kitchen or a warehouse. What changes from floor to floor is the prep, the build thickness and the schedule.

Every job starts with mechanical prep. We diamond grind the slab to open the surface, fill cracks and pitting, and only then install the coating. That prep decides whether a floor holds up for years or peels the first summer. Most homeowners start with a garage floor epoxy coating, and businesses usually look at commercial floor coating.

This page covers what epoxy is, where it fits and how to look after it. If you want the step-by-step of putting epoxy on a new or never-coated slab, see concrete epoxy floor installation.

What an epoxy floor coating is

Epoxy is a two-part coating. A resin and a hardener are mixed on site, and the chemical reaction between them turns the liquid into a hard plastic layer. Applied to ground concrete, it soaks into the open surface and bonds to it, then cures into a continuous film with no grout lines or seams.

A full-build system is several layers, each with a job. A base coat bonds to the concrete, a color coat gives the floor its look and build, and a clear topcoat takes the daily wear. Because the topcoat is the sacrificial layer, it can be refreshed later without redoing the whole floor.

Why epoxy beats bare concrete

Concrete is porous. It wicks up liquids, holds stains and slowly sheds a fine dust as the surface wears. Sealing it changes how the floor behaves day to day.

  • Oil, fluids and spills sit on top instead of soaking in
  • No more concrete dust tracked into the house or onto stock
  • A brighter floor that reflects light around the room
  • Cleans with a broom, a mop or a hose
  • A tougher surface for foot traffic, carts and rolling tool chests
  • A finished look that makes a garage or shop feel like part of the building

Where epoxy fits in homes, shops and businesses

In a home, the garage is the most common floor we coat, followed by workshops, laundry rooms, storage rooms and covered utility spaces on a slab. Jackson metro homes are almost all slab-on-grade with attached garages, so there is usually a good concrete floor sitting under the dust.

In shops and businesses, epoxy suits auto bays, small warehouses, showrooms, break rooms, kitchens and back-of-house areas where floors take spills and need to be cleaned often. On commercial jobs we plan the work around your hours and give you the walk-on and return-to-use times in writing so you can schedule around them.

Epoxy is not the only option for concrete. If you want a hard, glossy floor without a coating on top, concrete floor polishing grinds and densifies the slab itself and is usually back in use the same day. We will tell you which fits your space when we measure.

Epoxy floor coating in Mississippi heat and humidity

Heat and humidity change how epoxy cures. A hot slab shortens working time, and moisture in the air can settle on the surface when the slab is near the dew point. We check slab temperature and dew point on the day, and in summer we mix and roll in the cooler hours so the coating levels out and bonds properly.

Moisture also comes from below. Water vapor rises through slabs, especially after heavy rain, and much of the metro sits on Yazoo clay that swells and shrinks as it wets and dries. That movement can open cracks over time. We moisture check every floor before we coat it and repair cracks and joints during prep, so local conditions are planned for instead of discovered later.

Caring for an epoxy floor

Epoxy needs very little upkeep, but a few habits keep it looking right for longer.

  • Sweep or dust mop often, since grit acts like sandpaper underfoot
  • Mop with warm water and a mild cleaner; skip harsh acids and citrus degreasers
  • Wipe up oil, brake fluid and road chemicals instead of letting them sit
  • Put pads under kickstands, jack stands and heavy equipment feet
  • Use a mat at the door to catch sand and gravel
  • When the topcoat dulls in high-traffic lanes, call us about a refresh

When a worn epoxy floor needs attention

Most worn floors need a new topcoat, not a new floor. If the base layers are still bonded, we lightly abrade the surface and apply fresh clear coat. If the coating is lifting, peeling or was put down over unground concrete, it has to come off first. That work is covered on our floor refinishing page.

Every floor we install comes with our workmanship guarantee. To find out what your floor needs, book a free estimate and we will measure, check moisture and give you a written estimate.

Questions about epoxy floor coating

How long does an epoxy floor last?

That depends on the prep, the build and how hard the floor is used. A properly ground, fully built floor holds up for many years in a home, and the clear topcoat can be refreshed when it wears without redoing the whole floor.

How long before I can use the floor?

You can usually walk on it after about 24 hours. Plan on about 3 to 7 days before heavy use or parking, depending on temperature.

Do you grind every floor?

Yes. Coatings bond to open, clean concrete. Grinding removes the smooth top layer, old sealer and contamination so the coating locks in.

How much does epoxy floor coating cost?

Price depends on the size of the floor, the slab condition and how the space is used. We measure on site, check the slab and give you a free written estimate.

Can epoxy go on an old, stained concrete floor?

Usually, yes. Grinding removes most surface staining and contamination, and we repair cracks and pits before coating. Deep oil soak may need extra cleaning, which we check during the assessment.

Every floor carries our workmanship guarantee. Where the coating product carries manufacturer coverage, we pass that along too.
