Shine and upkeep

Floor polishing

Floors lose their shine in the traffic lanes first. Floor polishing brings back an even gloss on a sound floor without grinding it down or replacing anything.

Polished concrete and other hard floors dull over time. Grit acts like sandpaper underfoot, cleaning products leave residue, and spills can etch the surface. The floor is still sound, it just looks tired, patchy and harder to keep clean.

We deep clean the floor, buff and polish it back to an even shine, then apply a guard where it suits the surface so the finish holds longer. Most floors are back in use the same day, which makes this practical for shops and offices that cannot close for long.

This service is for floors that already have a finish. Bare concrete that has never been polished needs a full diamond grind first, which is our concrete floor polishing service.

Signs your floor needs polishing

A floor rarely dulls evenly. These are the usual signs it is time:

  • Clear, dull lanes through doorways, aisles and in front of counters
  • Shine near the walls but a flat, hazy look in the middle of the room
  • Fine scratches that catch the light at a low angle
  • Mop water that leaves streaks or a film no matter what you use
  • Dirt that seems to grab the floor and comes back faster after cleaning
  • Water spots or dull rings where spills sat too long

How floor polishing works, step by step

The goal is to restore the surface you already have, removing as little as possible.

  • Walk the floor with you and note worn lanes, etching and any damage
  • Deep clean to strip away grime and old cleaner residue
  • Buff the surface to even out light scratching
  • Polish to bring the sheen back up to match the rest of the floor
  • Apply and buff in a guard where it suits the surface
  • Give you written care notes and a suggested maintenance schedule

How often a floor should be polished

Frequency follows traffic. A busy retail floor, restaurant entry or lobby may need polishing a few times a year. An office or showroom with moderate traffic often goes much longer. A home with a polished slab may need it only now and then, usually where people walk most.

For businesses we can set a regular schedule so the floor never drops far enough to look neglected. Because we are open 24 hours, the work can run overnight or before opening, so customers and staff do not have to work around us.

When a floor needs refinishing instead

Polishing only works on a floor that is still sound. If a coating is peeling, worn through to bare concrete, or lifting at the edges, buffing will not fix it. That floor needs floor refinishing, where the old finish is dealt with properly before a new one goes down.

Deep scratches, gouges and heavy etching from chemical spills can also go past what polishing can correct. In that case we may suggest going back through the finer diamonds, which is closer to a full polish job. We tell you which one your floor needs during the walk-through, along with a written estimate.

Keeping floors clean in Jackson heat and humidity

Long humid summers in the Jackson metro bring tracked-in mud, pollen and red clay grit, and those wear on a floor faster than most people expect. Moisture vapor also rises through slabs after heavy rain, which can leave a cloudy look on some surfaces.

Walk-off mats at every entry make the biggest difference. They catch grit before it reaches the floor and stretch the time between polishing visits.

Daily care between polishing visits

Dust mop daily in busy areas, since grit is what dulls the shine. Damp mop with plain water or a neutral cleaner. Skip vinegar, bleach and strong degreasers, which can etch the surface or strip the guard. Wipe up spills quickly, especially soda, juice and anything acidic.

If your floor is coated rather than polished, the care is similar. Our epoxy floor coating page covers what to expect from a coated floor, and our FAQ page answers general care questions.

Questions about floor polishing

How often should a floor be polished?

It depends on traffic. Busy retail floors may need it a few times a year, while homes need it far less often. We can suggest a schedule after seeing the floor.

What is the difference between floor polishing and refinishing?

Polishing restores shine on a sound floor. If a coating is worn through, peeling or lifting, the floor needs refinishing instead.

How long does floor polishing take?

It depends on the size and condition of the floor. Most jobs are finished and the floor is back in use the same day.

Can you polish floors after hours?

Yes. We are open 24 hours, so we can work overnight or before you open to keep your business running.

Why does my polished concrete look dull after mopping?

Usually it is cleaner residue or fine grit. Switch to plain water or a neutral cleaner and dust mop daily. If the shine does not come back, the floor is due for polishing.

Do I need to move furniture before floor polishing?

Clearing the floor helps us reach the whole surface and keeps the sheen even. We go over what needs to move when we schedule the work.

Every floor carries our workmanship guarantee. Where the coating product carries manufacturer coverage, we pass that along too.
